Overview of NID Housing Homebuyer Counseling and Education

​

Thinking about buying a home? We have information that can help! Got questions? Talk to one of our homeownership housing counselors! Our pre-purchase/homebuyer education includes one-on-one and group counseling in the following areas

  • Evaluating mortgagor readiness

  • Fair housing education

  • Budgeting for mortgage payment

  • Finding alternative sources of credit

  • Money management

  • Identifying and avoiding predatory lending practices and

  • Learning how to purchase a home using the Section 8 Homeownership Voucher Program

 

Our group education workshops serve many potential homebuyers. Our workshops are geared to provide all the information needed to become a successful mortgage applicant and homeowner. The NID Housing workshops always encourage participants to ask plenty of questions. We can also schedule one-on-one counseling for interested participants. Participants must complete eight hours of homeownership counseling. A Homebuyer’s Certificate is then earned at the end of counseling sessions.

NID Housing’s Homebuyer Education seminars and workshops are supported by various funding sources including the U.S. Department of Housing and Urban Development (HUD) as well as many local, regional government agencies, and private national financial services institutions.

Supporting Your Rights and Responsibilities as a Homeowner

Once you have purchased a home, our post-purchase/non-delinquency education and counseling can help you navigate life as a homeowner. Common issues like home maintenance and financial management are covered in this HUD-approved housing counseling and education service. Come talk to our counselors for help with, among other topics:

  • Avoiding predatory lending and other attractive traps of available credit as a homeowner;

  • Understanding common credit problems that could lead to delinquency and foreclosure;

  • Creating a realistic budget to lay a solid financial foundation;

  • Understanding property taxes and insurance; and

  • Protecting and maintaining your home.

Aid in Managing Personal Finances and Building a Solid History as a Renter

A healthy rental history is very important in maintaining your financial well-being and for setting the stage for future home buying. Whether you choose to purchase a home or remain a renter, your rental profile impacts your ability to find another rental, negotiate security deposits or incentives, and build reliable financial references for future loans or credit transactions. In today’s credit-driven society, it is necessary to have the knowledge to make financial management and house/apartment renting a successful experience.

Aging in Place: Overview of NID Housing Reverse Mortgage (HECM) Counseling and Education

​

Reverse mortgage counseling is designed for seniors who wish to convert equity in their homes into income that can be used to pay for expenses, such as home improvements, or medical costs. HUD keeps a unique reverse mortgage counselor roaster, and only individuals on that roster may provide the required counseling to a senior interested in a reverse mortgage. NID Housing has multiple individual counselors on that roster, and we can help you.

Reverse Mortgage Basics

  • How does it work? The lender makes payments to the borrower based on a percentage of the accumulates home equity.

  • When does it need to be repaid? When the borrower sells the home, permanently moves out, or dies.

  • Who is eligible? Seniors age 62 and older who own homes outright or have small mortgages.

  • How can the money be used? The loan proceeds can be used however the borrower wishes. Seniors typically use loan payments to supplement income, pay for health care expenses, finance home improvements, or pay off debts.

 

A NID Housing HECM Roster Can:

  • Explain a reverse mortgage and discuss whether it is a suitable option for your needs;

  • Discuss product options;

  • Offer alternative products or services that might more closely suit your needs;

  • Our counselors will never urge, or press, any particular product, service, or provider. Our mission is to counsel or help you make the decision most in your interest, equipped with the necessary information and understanding;

  • If you elect a reverse mortgage, our counselor will issue a certificate upon completion of the counseling verifying the counseling requirement has been satisfied.

Overview of NID Housing Mortgage Default and Foreclosure Prevention Counseling and Education

NID Housing has been a proud partner of the National Foreclosure Mitigation Counseling (NFMC) Program spearheaded by NeighborWorks America.  The goal of Mortgage Default/Foreclosure Prevention education and counseling is to help homeowners stabilize their mortgage payment through assessing homeowners current hardship and establishing an agreed-upon action plan in an attempt to cure the mortgage default or prevent foreclosure.

​

Homeowners will work on improving their finances and work with a counselor to prepare documents needed for a loan modification. Your counselor will: Assess your hardship, explain various workout options, provide budget counseling, assist with submitting your loan modification application, facilitate communication between you and your mortgage servicer, provide referrals to other supportive services, and more.

​

If you are currently in foreclosure, with a sale date within the next 30 days, we recommend that you schedule a one-on-one counseling appointment as soon as possible.  Collecting documents and establishing efficient communication with your servicer takes some time; do not delay in getting started with one of our housing counselors!
